State Of Emergency and Hurricane Watch for Thursday 09/26/2024

A state of emergency has been declared and a hurricane watch is in effect for Sumter county. Hurricane Helene is forecasted to reach a category 3 on Thursday the 26th. Simple preparations include extra water, food and needed prescriptions. Everyone be prepared and safe.
Dog Park Access

Good afternoon.
Today the Master Board and the Enclave board were notified that the dog park entrance is on private property and is immediately closed to all public access and parking of any vehicle or golf carts. The Master Board and all local HOA Boards were served with a cease and desist letter requesting the boards to notify the homeowners and residents to stop use of the private property leading up to the dog park.
The homeowner has notified the boards that violations of the private property rights will lead to trespass warnings being issued to the offending parties.
While this news may come as a shock, the property leading to the dog park belongs to the homeowner, not to the HOA. We fully respect the homeowner’s rights.

New Process For ARC (Architectural Review) Submission

The ARC(Architectural Review Committee) is trying to make the Architectural Review process more consistent and streamlined. While design standards are still being developed the committee must rely on the governing documents and original design standards to either approve or disapprove all applications for alterations and improvements. The committee strives to always have a reasonable and open minded approach to these reviews but must always decide if alterations deviate from existing and original design intent. The ARC is also required to review if any alteration or improvement will have any substantial, material or adverse affects on any community property.
There are several steps to receiving ARC approval:
- Submission and acceptance of a completed ARC request form with all applicable documents(ARC checklist)
- Review and approval by the Enclave ARC
- Enclave Board Signature
- Review and approval by the Master ARC
- Master Board Signature
- Letter of approval issued by Sentry to the applicant/resident
Things to note:
- The clubhouse is no longer accepting ARC request forms.
- Applicants must be a resident. No vendor or subcontractor submissions.
- It takes 30 days from submission of a complete ARC request form to receive approval.
- Note any conditions that may be part of your approval.
- All irrigation adjustments and repairs must be coordinated with Juniper and noted on your application.
Please make sure that all applications are complete and all checklist items are included. Applications can be dropped off at the clubhouse library Monday and Friday 8am-9am or by appointment. They can also be emailed to projectmgr206@gmail.com. Please include in the subject line: Address-Resident Name-Improvement (e.g. Subject: 10000 Lakeside Landing Ave-Thomas-Lanai Enclosure)

Neighborhood Watch Registration and Handbook

We have been talking about the Neighborhood Watch over the last few months and great strides are being made to make this another level of protection for Lakeside Landings residents. We saw the results of residents banding together when a perceived threat was introduced and we hope this continues no matter the impact or event that may arise.
You can now find copies of the Neighborhood Watch Registration and Participant Handbook under the FOLDERS tab. Please return the registration form to Lori Hines at the clubhouse or you can email them to Jonathan Thompson @ projectmgr206@gmail.com.
I have hard copies of these documents for each residence so please save a tree and don't print the packet out. If you would like one dropped off just schedule at the email above or stop someone on the NW Patrols as they will have copies.
Neighborhood Watch Patrols

Neighborhood Watch Patrols have restarted around Lakeside Landings. I want to thank David Brewton of the Enclave for heading up this effort. These efforts will always revolve around observing and reporting for crime and suspicious activities. But it is also a great opportunity for more neighborhood involvement and interaction. If you see any of the NW volunteers or their pups out and about please say hello.

Neighborhood Watch Alert 02-07/20/2024

On May 25th 2024 a serious event took place within Lakeside Landings. The Master Association sent out notifications to the community while this event was taking place. Keep in mind that events such as this can happen at any time. Make sure your contact information is always up to date with both the Master and Enclave Associations so that you can receive all emergency notifications immediately.
